Neighborhoods where you can still buy for under 100K, are all about Location, Location, Location. These neighborhoods are close to the hottest areas within the Riverwards District and are my favorite right now. I chose North of Center City because that is where the most growth potential is to be found. The reason is based on the layout of Philadelphia County. Simply put, there's a lot of neighborhoods to the north.

The map I created includes zip codes 19134, 19122, 19133, and 19125. The neighborhoods are North Philadelphia (east of Broad), West Kensington, Kensington, Harrowgate, Old Richmond, Richmond, and Port Richmond. 

North, South, and West Kensington are influenced by the Temple University Campus sprawl. Kensington, Richmond, and Harrowgate are benefitting from the commercial, art, and business development in the area. Three of the most interesting developments being the locally run community-centric NKCDC Orenoka Civic House, The Papermill Community of Artists, and Flip Out Productions (Here's our interview with Flip Out). All of these locations are impacted by the prolific development of the Old Kensington and Fishtown explosion, pioneered by developers such as the RiverWards Group.
